About Sara Bedinghaus
Sara Bedinghaus is a career project manager and urban planner whose vision is inspired by public-private partnerships that foster vibrant community growth, spur affordable housing, support historic preservation and amenity-rich neighborhoods, transform urban living and enliven entire cities.
From 2010-2025, she served as Development Director at 3CDC (Cincinnati Center City Development Corporation), where she led high-impact real estate initiatives focused on revitalizing Cincinnati’s urban core. She managed and guided projects driving more than $180 million in investment and resulting in more than 300 mixed-income housing units and 120,000 square feet of commercial space. She spent several years overseeing the development and sale of the neighborhood’s first owner-occupied housing units in decades, with additional project experience that includes the construction of office, civic, parking, and food & beverage assets. Most projects utilized Federal and Ohio Historic Preservation Tax Credits, New Markets Tax Credits, Low-Income Housing Tax Credits, and other publicly funded grants and loans. Sara is enthusiastic about delivering real estate development projects across residential, commercial and mixed-use spaces while managing teams and stakeholders to deliver successful community-centered projects.
In addition to developing project budgets and overseeing complex construction projects, she led 3CDC’s Property Management department from 2023-2024, establishing standard operating procedures to reduce costs, increase efficiency and build team capacity. Sara prides herself in building high-
performing teams that produce extraordinary results for the organization, and in guiding investments that balance economic returns with social impact.
Bedinghaus serves on the Executive Board of the Over-the-Rhine Chamber of Commerce from 2024-2025, chairing the Development Committee in its fundraising efforts. Sara also served on the Board of Directors of Northsiders Engaged in Sustainable Transformation (NEST) from 2010-2022, including two terms as Board President overseeing single-family and mixed-income housing developments in Cincinnati’s Northside neighborhood. Under her leadership, she directed a strategic restructuring of the group’s committees and hired the organization’s first full-time Executive Director, enabling the organization to expand its priorities to include commercial and mixed-use development.
Prior to joining 3CDC in 2010, Sara managed the launch of the City of Portland’s Economic Development Strategy for Portland Development Commission (now Prosper Portland) in Portland, Oregon. Previously, she oversaw word-of-mouth marketing campaigns for Procter & Gamble’s Tremor and Vocalpoint brands from 2002-2005.
Sara earned a Master of Urban and Regional Planning degree from Portland State University in 2009 with a focus on Land Use, and a Bachelor’s Degree in Political Science with a certificate in Journalism from the University of Cincinnati in 2005.
